When Does a Property Need Rewiring?
If your property is more than 25–30 years old and hasn't had its wiring updated, it likely needs a full or partial rewire. Older wiring systems — particularly those using rubber-insulated cables, lead sheathing, or the outdated red-and-black colour coding — present serious fire and shock risks.
A full rewire replaces all the fixed wiring in a property, from the consumer unit through to every socket, switch, and light fitting. A partial rewire targets specific areas or circuits that have deteriorated or are no longer compliant, leaving sound wiring in place.
Signs that your property may need rewiring include frequently tripping circuits, burning smells from sockets or switches, discoloured or cracked socket faceplates, a lack of RCD protection, and an outdated fuse board with rewirable fuses.
We carry out full and partial rewires across Cobham, Weybridge, Esher, Oxshott, and the wider Surrey area. Every rewire includes a new consumer unit, full testing, and all relevant electrical certificates.

Our Full & Partial Rewires Work

The Real Cost of Ignoring Outdated Wiring
Outdated wiring doesn't just fail — it degrades silently. Insulation breaks down over decades, connections loosen, and protective devices become inadequate for modern electrical loads. By the time symptoms appear, the risk is already significant.
- Rubber-insulated wiring becomes brittle and cracks, exposing live conductors inside walls and ceilings
- Old fuse boards with rewirable fuses don't provide RCD protection — meaning a fault can deliver a fatal electric shock
- Overloaded circuits — properties built before modern appliances weren't designed for today's electrical demands
- Home insurance claims rejected because the electrical installation doesn't meet current standards
- Property sales delayed or collapsed when a surveyor identifies unsafe or non-compliant wiring
- Gradual degradation means the problem worsens every year, and the eventual cost of remediation increases
Our Rewiring Process — Step by Step
Survey & Assessment
We inspect the existing installation thoroughly, test circuits, and assess the condition of all wiring, accessories, and the consumer unit. We identify which areas need replacement and discuss options for full or partial rewire.
Detailed Quotation
You receive a comprehensive, itemised quote covering all materials, labour, and certification. We explain the scope of work clearly, including estimated timelines and any preparation you need to do.
First Fix — New Cables
We route new cables through walls, ceilings, and floors. Where possible, we use existing routes to minimise making good. We install new back boxes for sockets and switches and prepare for the second fix.
Second Fix — Connections & Accessories
We fit new sockets, switches, light fittings, and the consumer unit. Everything is connected, labelled, and prepared for testing. We coordinate with plasterers and decorators if needed.
Testing & Certification
The entire installation is tested to BS 7671 standards. You receive a full Electrical Installation Certificate, a consumer unit schedule, and test results. The installation is registered with NAPIT and Building Control is notified.
Benefits of a Professional Rewire
Eliminate Fire Risk
New wiring removes the single biggest electrical fire hazard in older properties — degraded insulation and inadequate protection.
Full RCD Protection
A modern consumer unit with RCD protection disconnects power in milliseconds if a fault is detected, preventing electric shocks.
Increased Property Value
A rewired property with a current Electrical Installation Certificate is more attractive to buyers, insurers, and mortgage lenders.
Capacity for Modern Living
New circuits handle today's electrical demands — home offices, EV chargers, kitchen appliances, and entertainment systems.
25+ Year Lifespan
A properly installed rewire using quality materials will last 25–30 years before the next periodic inspection is recommended.
Insurance Compliance
Insurers increasingly require evidence of safe electrical installations. A rewire with current certification gives you full coverage.
Full Rewire vs Partial Rewire — What's Right for Your Property?
A full rewire is the most comprehensive option, replacing every metre of cable, every socket, switch, and light fitting, and installing a brand-new consumer unit. This is typically recommended for properties built before the 1980s that have never had electrical upgrades, or where an EICR has identified widespread defects.
A partial rewire targets specific areas of concern — perhaps the upstairs circuits are original while the downstairs was updated in a previous renovation. This approach is cost-effective when some of the existing wiring is in good condition and compliant with current regulations.
The decision between full and partial rewire depends on several factors: the age and condition of existing cables, the type of insulation used, the adequacy of earthing and bonding, the condition of the consumer unit, and the results of insulation resistance and continuity testing.
For properties in Cobham and Surrey, we frequently work with 1930s–1970s housing stock that may contain a mix of wiring from different eras. Victorian and Edwardian properties present additional challenges, including solid walls that require surface-mounted solutions or careful channelling, lath-and-plaster ceilings, and limited access to floor voids.
We use T&E (twin and earth) cables rated to the latest amendments of BS 7671, with appropriate gauge for each circuit. Lighting circuits typically use 1.0mm² or 1.5mm² cable, ring finals use 2.5mm², and dedicated appliance circuits (cookers, showers, EV chargers) use 6mm² or 10mm² depending on the load. All cables are BASEC certified and from UK-approved manufacturers.
The consumer unit installed during a rewire is a split-load or dual-RCD design from Hager or Schneider, housed in a non-combustible metal enclosure as required by the 18th Edition regulations. Circuit breakers are rated appropriately for each circuit, and surge protection is included where specified.
We provide full & partial rewires services across Cobham, Weybridge, Esher, Oxshott, Walton-on-Thames, Dorking, Godalming, Guildford, and the wider Surrey area. Read our customer reviews or view examples of our work.
